Del Rey ADU Builder Next to Culver City
Del Rey is wrapped by Culver City on three sides, yet it is part of Los Angeles. Many owners here are surprised to learn their ADU goes through LADBS, not Culver City Hall.
Why Del Rey ADUs Follow Los Angeles Rules
Because Culver City surrounds Del Rey on three sides, it is easy to assume the neighborhood belongs to it. It does not. It belongs to the City of Los Angeles. LA zoning applies, and LADBS (the city's building department) issues the ADU permit. Postal addresses in the area do not always line up with city limits, so the parcel record, not the envelope, settles the question.
This affects nearly every early decision. Culver City's PRADU plans are not available here. LA has its own ADU standards for height, setbacks, design and parking, and its own submittal formats. The state framework still governs both cities, so the by-right allowances and review deadlines are the same, but the details are drawn to a different rulebook.

Checking Del Rey Parcels With ZIMAS
Los Angeles publishes zoning and overlay information for every parcel through ZIMAS. Before design, we pull the parcel's zone, lot dimensions and any special designations that could affect an ADU. Depending on the location, that may include specific plan areas, flood hazard designations or other overlays that add steps to the review.
Most Del Rey single-family parcels have straightforward zoning for ADUs. The value of the check is catching the exceptions early, before drawings are underway. If a parcel has an overlay that requires additional clearance from another department, we build that into the schedule from the start rather than discovering it at plan check.
ADU Types That Fit Del Rey Lots
Del Rey's single-family streets suit the same range of ADUs as the flat parts of Culver City next door. Detached garages convert well into studios and one-bedrooms. Rear yards with open space can take a new detached unit, with 4-foot side and rear setbacks protected by state law. Inside the house, a bedroom suite can be split off as a JADU, which state law caps at 500 sq ft, with a private door and a compact kitchen.
Those options can be combined: the state's by-right list for a single-family parcel includes a garage or other conversion, a JADU, and a fresh backyard unit kept to 800 sq ft or less. Del Rey also has apartment buildings, where multifamily ADU rules allow conversions of non-livable space and up to eight detached units, capped at the existing unit count.
LA's own standards may allow larger detached units than the state minimum, depending on the lot. We confirm what applies to your parcel during design.

Del Rey Utilities and Construction Logistics
Within Los Angeles, LADWP supplies both water and power. That is one less variable than across the line in Culver City, where the water provider depends on the address. A second unit usually requires a larger electrical service, and LADWP's process for service upgrades and meter changes runs alongside the permit.
Sewer connections go to the city's sanitation system, with connection fees that depend on the project. On flat lots with long driveways, the sewer run from a rear unit needs enough fall to drain by gravity. We scope the existing line before relying on it, since older laterals often need repair or replacement when a second unit connects.
ADU Options for Del Rey Lots
Rear Garage Conversion
The detached garage behind many Del Rey houses can become a studio or one-bedroom, with no requirement to replace the parking it held.
New Backyard ADU Cottage
Open rear yards can take a detached ADU with 4-foot side and rear setbacks, reviewed by LADBS under LA's ADU standards.
Junior ADU With Private Entry
Splitting off a bedroom with an outside wall creates a small junior unit, capped at 500 sq ft, without building anything in the yard.
Apartment Lot ADU Additions
Del Rey apartment buildings can add conversion units and detached ADUs under state multifamily rules, permitted by Los Angeles.

FAQs
Del Rey ADU FAQ
Is Del Rey part of Culver City?
No. Del Rey is a City of Los Angeles neighborhood, even though Culver City surrounds it on three sides. ADUs there are permitted by LADBS.
My address says Culver City. Who permits my ADU?
The parcel's actual jurisdiction decides, not the mailing address. We check the parcel record and ZIMAS to confirm whether Los Angeles or Culver City reviews the project.
Can I build a garage conversion and a new ADU in Del Rey?
Yes. A conversion and a new detached unit (800 sq ft or less under the state allowance) can share a single-family lot, along with a JADU. LA's standards and your lot size decide how much fits.
Do Del Rey ADUs need parking?
Often they do not. Lots a half-mile walk or less from transit are exempt, converted garages carry no parking obligation, and elsewhere the maximum is one space.
Does a Del Rey ADU need a separate LADWP meter?
Not necessarily. Many ADUs run on a subpanel from the house service and share the water line. A separate electric meter makes tenant billing easier but adds coordination with LADWP, so we compare both during design.
